Smart Home Installation in the Hamptons and Miami

We install and connect smart lights, locks, thermostats, shades, cameras and sensors on one private hub, then add an AI assistant you can text. The Smart Home package is $6,995 with the AI computer included, and prices are fixed after a free walk-through.

One system instead of a drawer full of apps

Most smart homes grow one gadget at a time: a thermostat with its own app, a doorbell with another, lights from a third brand, shades from a fourth. Each works on its own, but nothing works together, and the family ends up ignoring half of it.

A proper installation pulls all of it onto one hub. Lights, locks, thermostats, shades, cameras, pool and garage share the same routines, the same schedule and the same off switch. Then, because Kotoh Home installs a private AI assistant on top, you can run all of it by texting a single sentence.

The hub: why we use Home Assistant

Where it fits, we build on Home Assistant, the open-source smart-home platform. Its own description is "open source home automation that puts local control and privacy first," and it integrates with well over a thousand devices and services. Three things make it a good foundation for a home you'll live in for years:

  • Local control. Devices that support it are controlled inside your house, so lights and locks respond quickly and keep working when the internet doesn't.
  • No lock-in. It's open source. You aren't tied to one dealer, one brand or one subscription, and any capable installer can support it later.
  • Standards support. It works with Matter, the cross-brand standard backed by Apple, Google, Amazon and others, as well as Thread, Zigbee and Z-Wave devices.

Traditional luxury systems such as Control4, Crestron and Savant are excellent in the right home, and we compare them fairly in Home Assistant vs Control4 vs Crestron. The short version: they're dealer-programmed and proprietary, while our approach keeps the system open and puts an AI assistant in front of it.

How an installation runs

  1. Walk-through. Free, at your home or by video. We inventory your devices and network, note what you want automated, and flag anything that needs an electrician.
  2. Fixed quote. One price for the package plus any devices you choose to add. No hourly surprises.
  3. Network first. Smart homes fail on weak Wi-Fi. We check coverage and put smart devices on their own network. See network and security setup.
  4. Install and connect. We mount, pair and name every device by room so the assistant understands "the den lights" or "the pool house lock."
  5. Routines. Arrive, leave, bedtime, away and storm modes, built around how your household actually lives.
  6. Handoff. A walkthrough for everyone in the house, plus a written summary of what was installed and how to reach us.

Prices

  • Smart Home: $6,995. The AI computer and assistant, a smart-home hub connecting up to about 25 devices, routines, safety confirmations for doors and the garage, a separate secured device network, and backups.
  • Estate: from $10,995. Large or multiple properties, house staff access and custom integrations. See estates and house managers.
  • Essentials: $4,995. The assistant with calendars, email and family profiles, if you don't need home control yet.

Smart devices are priced separately at the walk-through. Ongoing updates and new routines are covered by an optional care plan from $149 a month.

What's not included

  • Device hardware, unless quoted.
  • Electrical work that requires a licensed electrician. We coordinate with yours or recommend one.
  • Whole-home audio and home theater design. We can connect existing systems where they support it.
  • Alarm monitoring contracts. Your alarm company keeps that role, and we connect to the system where its maker allows it.

Common questions

Do I have to replace my existing smart devices?

Usually not. The hub we use works with most major brands, including many devices already set up in Apple Home, Google Home or Alexa. At the walk-through we check what you have and only recommend replacing things that can't be controlled reliably.

What is Matter, and does it matter for my install?

Matter is an industry standard backed by Apple, Google, Amazon and others that lets devices from different brands work together and be controlled locally. When we recommend new devices, we favor ones that support Matter or other local control so they keep working without the maker's cloud.

How many devices does the Smart Home package cover?

Up to about 25 devices, which covers lighting scenes, locks, thermostats, shades and key sensors in most homes. Larger homes move to the Estate package or add devices at a quoted price.

Can you install the devices, or only connect them?

Both. We can supply and install smart devices or connect the ones you already own. Anything that needs new wiring or a new circuit is done with a licensed electrician.
