Smart Home for Estates and House Managers
Large homes and multi-property households need more than a few smart switches. They need clear access for staff, alerts that reach the right person, and one view across every property. Our Estate package starts at $10,995, with the AI computer included.
Who the Estate package is for
- Large homes with a main house, guest house, pool house or staff quarters.
- Families with homes in more than one place, such as a summer house on the East End and a winter home in Miami.
- Households with house managers, caretakers, housekeepers, chefs, nannies or property management companies.
- Owners who rent the house for part of the season and need guest access that starts and ends on schedule.
Access by role, not by sharing passwords
The most common estate problem isn't technology. It's access. Codes get shared, a former employee still has the garage app, and nobody is sure who was in the house on Saturday. We set up roles so each person sees and controls only what their job needs.
| Role | Typical access | Typical alerts |
|---|---|---|
| Family | Everything, including calendars and the assistant's household knowledge | Whatever they choose |
| House manager | Climate, locks, cameras, schedules and alerts for every property | Leaks, temperature, power, doors, deliveries |
| Caretaker | Specific properties, locks, climate and status checks | Freeze, leak and power alerts for their properties |
| Housekeeping and service | A door code that works only on scheduled days and times | None |
| Guests and renters | A code and climate control for the dates of the stay | None |
Every lock, arrival and change is logged, so you can answer "who was here?" without asking around. Our guide to smart homes for house managers and caretakers goes deeper on setting up staff access well.
One assistant across every property
The private AI assistant knows each property by name. You can text "warm up the guest house for Friday and send the cleaners a code for Thursday," or "is anything open in Miami?" and get a straight answer. House managers can use their own assistant access for operational questions without seeing the family's private information.
Each property runs its own local hub, so a problem at one house, or an internet outage, doesn't affect the others. The assistant connects them for reporting and requests.
Rentals, guests and turnovers
Many East End owners rent the house for part of the summer, and the system can make that much easier. Each rental gets its own door code that starts at check-in and stops at check-out. The thermostat can be limited to a sensible range, and the house manager gets a turnover routine that resets climate, lighting and locks for the next arrival. After the season, a single "owner's return" routine puts everything back the way the family likes it.
The assistant's knowledge of family calendars, email and preferences is never available to renters or guests. They get the door and the thermostat, nothing more.
What's included
- Everything in the Smart Home package: the AI computer and assistant, device hub, routines, safety confirmations and backups.
- Multiple buildings or properties, each with its own hub and secured network.
- Roles and access for house staff, service providers and guests, with an activity log.
- Custom automations: arrival sequences, guest-house preparation, rental turnovers, event modes.
- Integration with existing systems where their makers allow it, such as lighting, shades, gates, pool equipment and generators.
- Second-home monitoring for freeze, leak, power and humidity across all properties. See second-home monitoring.
- Priority support.
How an estate project runs
- Walk-through of each property, in person or by video, with the family and the house manager.
- Access plan. A one-page list of who can do what, approved by you before anything is configured.
- Network and hub per property. Built and secured first, because everything else depends on it. See network and security.
- Devices, routines and staff access, installed property by property, often timed around the season.
- Training for the family and separately for staff, with a short written guide for each role.
Prices
Estate projects start at $10,995, including the AI computer. The final price depends on the number of properties and buildings, the devices involved and any integrations with existing systems, and it's fixed after the walk-through. The Estate care plan is $299 a month and covers every property: updates, monitoring, staff changes and new routines on request. See care plans.
What's not included
- Device hardware, unless quoted.
- Electrical, plumbing and low-voltage wiring that require licensed trades. We coordinate with yours.
- Alarm monitoring and emergency dispatch, which stay with your alarm company.
- Replacing an existing Crestron, Control4 or Savant system. We can work alongside one where it allows integration, and our comparison guide explains when that makes sense.
Common questions
Can our house manager have access without seeing everything?
Yes. Each person gets a role. A house manager might control climate, locks and alerts for every property but not see family calendars or email, while a cleaner only gets a door code that works on Tuesdays from 9 to 1.
Can one system cover a main house, guest house and a second property?
Yes. The Estate package is built for multiple buildings and properties, with one assistant that knows each one by name, so you can ask "is the guest house heated for Friday?" or "is everything locked in Miami?"
What happens when a staff member leaves?
You or your house manager remove their access in one place, and their codes and permissions stop working everywhere at once. The activity log keeps a record of past access.
Do you work with our existing AV or security company?
Yes. We connect to systems that allow it and coordinate with the companies that installed them. We don't replace an alarm company's monitoring role.
