Smart Home Installation on the North Fork

Kotoh Home installs private AI home assistants and smart home systems across the North Fork, from Mattituck and Cutchogue to Southold, Greenport and Orient, with setups that suit old farmhouses and weekend homes alike.

Farm country, weekend houses and long winters

The North Fork is a 30-mile peninsula with a mix of houses you rarely find together: working farmhouses, converted barns, waterfront cottages, village houses in Greenport and newer weekend homes set among the vineyards. The land was long dominated by potato farming, and it still has apple orchards and sod farms. Its first modern vineyard, Hargrave, was planted in 1973, and the North Fork of Long Island became a recognized American Viticultural Area in 1986. More than 30 vineyards operate there today.

It is also a place people come and go. Cross Sound Ferry runs from Orient Point to New London, Connecticut, and the ferry from Greenport links to Shelter Island. Many owners split time between the fork and the city, so houses sit empty midweek or for whole seasons.

Farmhouse-friendly installs

Older farmhouses and barns tend to have thick walls, add-on wings and wiring from several different decades. We work with the house rather than against it:

  • Wireless and battery devices for locks, sensors and thermostats wherever they do the job.
  • Smart switches that fit existing boxes, so lighting control doesn't mean new runs.
  • A network that reaches the edges. Long, low houses and detached studios are hard on Wi-Fi. We place access points so the whole property is covered, including outbuildings that have power.
  • A separate network for smart devices, kept away from your computers and phones. See network and security setup.

Watching the house when you're not there

Water around the fork moderates the climate. That's part of why grapes do well here, since sea breezes extend the freeze-free season. Winters are still real. January on Long Island averages roughly 25°F to 45°F, and most of the island sees around 20 to 35 inches of snow a year. A failed boiler in a closed-up house can mean burst pipes before anyone notices.

The assistant keeps watch and texts you when something changes:

  • Freeze alerts when the indoor temperature drops toward danger, in the house and in any heated outbuilding.
  • Leak detection near the water heater, boiler, laundry and sinks, with an optional automatic shutoff valve on the main.
  • Power and generator alerts, including confirmation that a standby generator started.
  • Door, gate and barn alerts, plus a short weekly summary so you know the house is fine.

For specifics on sensors and placement, read freeze, leak and power alerts for second homes, and see second-home monitoring for how we set it up.

Weekends that start on the drive out

When you're on your way, a text to the house does the rest: heat up, porch and kitchen lights on at dusk, garage opening as you pull in. During the weekend, it can handle the family calendar, remind you about the farm stand pickup or the plumber's visit, and summarize the email you'd rather not read until Monday. Nothing gets sent without your OK.

Private by design

The AI runs on a dedicated computer in your house, and you own it. Your requests, schedules and household details are processed there, not by a cloud AI service. Messages travel through Apple's or Meta's encrypted networks depending on the app you use, and connected accounts like email and calendars stay with their providers. Our guide to local AI vs cloud assistants explains the difference in plain terms.

Packages and getting started

The walk-through is free, and you get a fixed price before work begins: Essentials $4,995, Smart Home $6,995 or Estate from $10,995, each including the AI computer. Care plans start at $149 a month. We cover the whole fork, from Mattituck to Orient, and just across the water on Shelter Island.

Common questions

Which North Fork towns do you cover?

The whole fork: Mattituck, Cutchogue, Peconic, Southold, Greenport, East Marion and Orient, plus Shelter Island across the water from Greenport.

Can you work in an old farmhouse without tearing up the walls?

Usually, yes. Most locks, thermostats, sensors and lighting controls are wireless or replace an existing switch, and we place network equipment so it reaches the whole house without new cable runs wherever possible.

Can it watch outbuildings like a barn or studio?

Yes, if the building has power and we can reach it with the network. Temperature, leak, door and motion sensors in a barn, studio or garage report to the same assistant as the main house.

What happens if my internet goes out?

The assistant and your devices keep working inside the house. Texting it from outside needs an internet connection, so alerts and replies resume when the connection is back.

What does it cost?

Essentials is $4,995, Smart Home is $6,995 and Estate starts at $10,995. Every package includes the dedicated AI computer you own, and care plans start at $149 a month.
