A low-lying island with high-value homes

The City of Miami Beach says it plainly: the city has a low elevation, near sea level, and that causes drainage challenges and flooding from heavy rainfall, high tides and storm surge. Every fall, king tides, the highest tides of the year, bring "sunny-day" flooding to low-lying streets across South Florida, with tide cycles continuing into late November. Then there is hurricane season, which runs from June 1 to November 30 and peaks around September 10.

If your Miami Beach home is a second home, lived in for the winter and closed up for the summer, knowing what's happening inside it from somewhere else is genuinely valuable.

  • Water and leak sensors on floors, under sinks, behind the washer and dishwasher and by the water heater or AC air handler, with an optional automatic shutoff valve on the main where the plumbing allows.
  • Humidity monitoring. A closed-up home in a Miami summer can climb into mold territory if the AC fails. The assistant texts you when humidity or temperature leaves the safe range.
  • Power alerts. A message when the power drops and when it comes back, and generator status if you have one.
  • Storm routines. A preparation routine you approve in advance, such as closing motorized shades, setting the thermostat and confirming doors are locked, and a check-in report after the storm passes.
  • Access for the people who help. Time-limited door codes for a cleaner, property manager or contractor, logged to your messages.

Houses and condos

Miami Beach housing ranges from single-family homes on the islands to high-rise condo units, and each needs a different approach.

  • Condos. We keep everything inside your unit and on your own network. Your association may have rules about entry-door hardware, balconies and anything that touches common areas, so check before changing those. We plan around the building's rules, and most of the setup, including the AI computer, a thermostat, leak sensors, lighting and an interior smart lock, typically doesn't affect them.
  • Houses. A property-wide network, outdoor lighting and gate control, pool equipment, and cameras where you want them, all connected to the same assistant.

Salt air and outdoor equipment

Salt air and humidity are hard on electronics left outside. We keep as much as possible indoors, use enclosures and coastal-rated gear for anything that must live outside, and check outdoor equipment during care visits. It's one more reason we keep the core system, the AI computer and network gear, inside, in a cool, dry spot.

Private by design

The AI runs on the computer in your home. Your requests, schedules and household details are processed there, not by a cloud AI service. Messages you send it travel through Apple's or Meta's encrypted networks, depending on whether you use iMessage or WhatsApp, and accounts you connect, like email or calendars, stay with their providers. The walk-through is free, in person or by video if you're out of town. You get a fixed price before any work begins: Essentials $4,995, Smart Home $6,995 or Estate from $10,995, each including the AI computer. Care plans start at $149 a month and cover updates, monitoring and new routines. Common questions

Can you install a smart home system in a Miami Beach condo?

Yes. Most of what we install inside a unit, such as smart locks, thermostats, leak sensors, lighting and the AI computer, doesn't change walls or common areas. Check your association's rules before changing an entry door or anything shared, and we'll plan around them.

Will it warn me about flooding?

It can tell you what is happening inside your home: water sensors on floors and near appliances, and humidity rising in a closed-up unit. For street and tidal flooding, follow the City of Miami Beach's alerts, which the assistant can relay to you.

What does the assistant do during hurricane season?

It can run a storm-prep routine you approve in advance, send power and generator alerts, and give you a post-storm check-in on temperature, humidity, leaks and doors once the power and internet are back.

Do salt air and humidity affect smart devices?

They can, especially outdoors. We favor indoor placement, enclosures and equipment rated for outdoor coastal use where a device has to be outside, and we check outdoor gear during care visits.
