For Estate projects in the Bahamas
We take on homes in the Bahamas as Estate projects: island houses with staff, compounds with several buildings, or owners who are often somewhere else. We don't have an office in the Bahamas. We start with a video walk-through, design the system with you, and travel for commissioning. Pricing is quoted in U.S. dollars, with travel included.
If the house sits empty for part of the year, the point of the system is simple. It keeps acting on its own rules when no one is there, and it tells you what it saw.
Designing for the worst storm
The Bahamas sits squarely in the Atlantic hurricane belt. Hurricane Dorian struck the Abaco Islands as a Category 5 hurricane on 1 September 2019, hit Grand Bahama a day later at the same strength, then stalled over Grand Bahama for another day. Damage reached about US$3.4 billion, the costliest hurricane in Bahamian records. On the Abacos, Dorian knocked out power, water, telecommunications and sewage service. Even on New Providence, which was not hit directly, the island lost all power on 2 September, and by the next day about 40% had been restored.
A storm of that size defeats any building system for a while. What we design for is the before and after, and the stretch when nobody can reach the house:
- A storm routine you trigger with one message before leaving: doors and windows checked, chosen equipment off, the house set to away mode.
- The house keeps its own rules. The smart-home hub runs in the house, on battery backup, without the internet. It closes the water main on a leak and logs power loss and recovery.
- Generator awareness. With a compatible standby generator, the system can report when it starts, how long it runs, and fuel status.
- A second path for alerts. An optional cellular backup can reach you when the main internet link is down but the cell network still works.
- A clear record afterwards. When connections return, you see what happened and when, before anyone has to fly in.

Island power, Bahamian standards
The Bahamas uses 120/208-volt, 60 Hz power with Type A and B plugs, and Bahamian Z-Wave devices use the same radio band as US ones. Many US-market devices are a good fit, but we confirm every device during design. Where local rules require it, a locally licensed electrician or installer does the physical work to our specification, and we commission the system. Work-permit rules are confirmed before we quote. Because utility power on an island can be interrupted by storms, we plan battery backup for the hub, the network and, on Private Home, the AI computer.
Staff, guests and boats

Where your data lives
Every install puts a smart-home hub in the house. For island homes we usually recommend Private Home: the AI runs on a computer in your house, keeps working when the internet doesn't, and nothing goes to a cloud AI service. The hub keeps running on battery backup for as long as the battery lasts, logging what happens and acting on leak sensors. With a standby generator, it can watch fuel and run status. An optional cellular backup keeps alerts flowing when the main connection is down but the cell network is up.
