A winter town on a barrier island

Palm Beach sits on a barrier island, separated from West Palm Beach by the Intracoastal Waterway. Henry Flagler built it into a winter resort in the 1890s, and the pattern stuck. The town had a year-round population of 9,245 at the 2020 census, but during the "winter season," November through April, it swells to around 25,000.

That rhythm matters for a smart home. Many houses here are lived in for half the year and closed for the other half, and the closed half lines up with Atlantic hurricane season, which runs from June 1 to November 30. The island has seen the worst of it: the 1928 Okeechobee hurricane made landfall in Palm Beach with sustained winds of 145 mph.

Historic houses and the exterior

Palm Beach takes its architecture seriously; the town council created a Landmarks Preservation Commission in 1979. We keep the install inside the house wherever possible, using battery-powered sensors and existing wiring. Anything that would change the exterior, like a camera on a facade or a new gate operator, we flag at the walk-through so you can check with the town first.

How a travel install works

Kotoh Home is based on the East End of Long Island and in Miami. We don't keep an office in Palm Beach; we come to you. It works in three steps:

  1. Video walk-through. A free call where you show us the house, the network closet and the devices you already have. We agree what the assistant should handle and give you a fixed price.
  2. Install day. We fly in, set up the hub and your private AI, secure the network, connect your accounts and devices, and show everyone in the household how to text it.
  3. Care from a distance. Updates, monitoring and new routines happen remotely under your care plan. If something ever needs hands on site, we quote the trip first.

Travel is billed at cost and quoted with the project, so there are no surprises on the invoice.

Private by design

Every install puts a smart-home hub in your home that runs your devices and routines locally, so they keep working when the internet doesn't. With Private Home, the AI runs on a dedicated computer in the house that you own, and your household details never leave it. With Private Cloud, it runs an open-source model on a private server we operate for you in a U.S. data center, with no conversation logs kept and nothing sent to OpenAI, Google or Amazon; the AI chat pauses during an internet outage while the hub keeps the house running. If you want the assistant itself to keep answering through a storm outage, Private Home with battery backup is the better fit. Messages travel through Apple's or Meta's encrypted networks depending on the app you use, and connected accounts like email and calendars stay with their providers. Common questions

Do you have an office in Palm Beach?

No. Kotoh Home is based in Miami and on the East End of Long Island. For Palm Beach we start with a video walk-through, then come up for install day, and travel is quoted at cost with your project.

What happens to the house when we leave for the summer?

You turn on an away routine with one text: climate set for humidity control, shades and doors secured, and monitoring on. While you're gone, the assistant texts you about leaks, power, temperature and humidity, and gives staff and vendors access only when you allow it.

Can it help before a hurricane?

Yes. A storm routine you approve in advance can close motorized shades and shutters, set the thermostat and confirm doors are locked, then send a report once power and internet come back.

Our house is a designated landmark. Is that a problem?

Usually not, because most of what we install is inside and battery-powered. If anything would change the exterior, check with the town first; Palm Beach has had a Landmarks Preservation Commission since 1979.

What does it cost?

Private Cloud starts at $4,995, plus a $199-a-month care plan that includes your private AI server. Private Home, with a dedicated AI computer in the house that works fully offline, starts at $24,995, with care at $399 a month. Estate projects are quoted individually, and travel is quoted at cost.
