We take on Los Cabos homes as Estate projects: larger houses, villas with staff, or owners who split the year between Baja and somewhere else. We don't have an office in Mexico. We start with a video walk-through, design the system with you, and travel down for commissioning. Pricing is quoted in U.S. dollars, with travel included.

The appeal here is simple. A house you're not living in still needs someone watching it. A private assistant on a hub in the house can tell you what's happening, act on its own rules, and answer when you text "Is everything OK down there?"

Hurricane season is the main event

The southern tip of Baja is exposed to Pacific hurricanes. In September 2014, Hurricane Odile made landfall near Cabo San Lucas as a Category 3 storm with winds of about 125 mph. It cut electricity to 92% of the population of Baja California Sur, and roughly 30,000 vacationers were stranded on the peninsula when it hit.

A storm like that is when remote visibility matters most, and when it is hardest to get. So we design for it:

  • The house runs its own rules. The smart-home hub sits in the house and keeps working without the internet: closing water valves on a leak, logging power loss, and running a storm routine you set up ahead of time.
  • A record you can read later. When the connection comes back, you see what happened and when: power out at 2:10 a.m., restored two days later, no water detected, doors closed.
  • A second way out. An optional cellular backup keeps alerts reaching you if the main connection is down but the cell network is up.
  • A pre-storm routine. One message to the assistant before you leave can check that windows and doors read closed, turn off the irrigation and pool equipment you choose, and set the house to away mode.

Built for Mexican power and devices

Mexico uses 60 Hz power, with 120/240-volt split-phase and 127/220-volt three-phase supplies both in use, and the same Type A and B plugs as the US. Mexico also shares the US radio band for Z-Wave devices. In practice, many US-market smart devices are a good fit, but we confirm every device during design rather than assume. Where local rules require it, a locally licensed electrician or installer does the physical work to our specification, and we commission the system. Work-visa and permit rules vary, and we confirm them before we quote.

Salt air, sun and staff

Ocean-facing homes are hard on outdoor electronics. We keep as much as possible indoors and choose outdoor equipment rated for the conditions. For houses with staff, the assistant gives each person only what they need: a gardener's gate code that works on Tuesdays, a housekeeper who can see the alarm state but not the cameras, and a log of who came and went. Where your data lives

Every install puts a smart-home hub in the house. For Los Cabos we usually recommend Private Home: the AI runs on a dedicated computer in your house, so your household's requests are processed there and nothing goes to a cloud AI service.
