Inland, but not out of the storm
Orlando's inland location is one reason Walt Disney chose it over Miami or Tampa: hurricanes do less damage here than on the coast. Less is not none. Irma in 2017, Ian in 2022 and Milton in 2024 all caused notable damage. Ian flooded off-campus apartments near the University of Central Florida, caused an estimated $206 million in property damage in Orange County and flooded neighborhoods along the Little Wekiva River in Seminole County. Milton brought wind gusts of 86 mph to Orlando.
Summer is its own season. Strong afternoon thunderstorms come almost daily, with heavy lightning and rain that can fall at several inches an hour. Add heat and humidity, and the two things that matter most in an Orlando house are water and air conditioning.
What the assistant watches
- The AC. Indoor temperature and humidity sensors tell you when the air conditioning stops keeping up, before a closed-up house turns hot and damp.
- Water. Leak sensors at the AC condensate line, water heater, washer and under sinks catch the slow leaks that do the most damage in an empty house.
- Storms and power. Lightning season means short outages. The assistant notes them, keeps local rules running on battery backup and reports how the house came through.
- Hurricane routine. One text runs your agreed prep, and the all-clear report covers temperature, humidity, leaks and doors.

Why the AC alert matters most
In a hot, humid climate, the most expensive slow problem is an air conditioner that stops working while nobody is home. Within a day or two, indoor humidity climbs, and furniture, drywall and closets start to suffer. The assistant watches indoor temperature and humidity in a few rooms and texts you when the house stops holding its set point, with the numbers, so you can send someone before it becomes a mold job. A water sensor at the AC drain line catches the other common failure: a clogged condensate line quietly overflowing into a closet or ceiling. Both are cheap sensors, and both cover the gap between a problem starting and anyone noticing. If a property manager looks after the house, they can get the same two alerts, so whoever is closest can act first.

Common questions
Is it useful for a vacation home I rent out?
Yes. Guests can get temporary lock codes and limited controls, and you get alerts for leaks, humidity, doors left open and the AC failing, without guests seeing your calendar or email. Check local short-term rental rules and your rental platform's policies on cameras.
What does it do in a hurricane?
It runs a storm-prep routine you approve in advance, reports power and generator status, and sends an all-clear summary when power and internet come back. It doesn't replace shutters, evacuation orders or your insurer's requirements.
Do you install in Orlando?
