Private AI Home Assistant and Smart Home Setup in Seattle

Kotoh Home sets up a private AI home assistant for Seattle-area homes remotely, built around what actually disrupts life here: windstorms, falling trees and long power outages.

Seattle's real hazard is the wind

Seattle's weather is mild most of the year, and the area is the cloudiest in the continental U.S. The damaging events are the deep Pacific storms that produce some of the strongest non-tropical windstorms in the country. The Hanukkah Eve windstorm of 2006 cut power to about 1.8 million customers. In November 2024 a bomb cyclone left around 650,000 people without power across western Washington, and the Eastside of King County was hit hardest. Puget Sound Energy reported more than 400 miles of transmission lines affected, and 66,000 customers were still without service days later.

Tall trees, long driveways and homes on hillsides make outages slow to fix. A house that can tell you what happened while you were in the dark is worth a lot.

What the assistant does here

  • Outage awareness. It notices when power drops and comes back, and texts you through an optional cellular backup if the internet is down too.
  • After-storm check. When power returns, one message tells you the indoor temperatures, whether any leak sensors tripped, which doors are open and whether the freezer stayed cold.
  • Generator status. If you have a standby generator with a monitoring option, the assistant can report when it starts, runs and stops.
  • Damp and mold watch. Humidity sensors in basements and crawl spaces flag a slow rise before it becomes a smell.
  • The rest of life. Calendars, school pickups, reminders and "turn the heat up before we land" by text.

Getting ready before storm season

The best time to set this up is before the first big autumn storm. A few small steps make the system much more useful when the lights go out:

  • Put the hub, router and modem on a small battery backup so local rules and alerts survive a short outage.
  • Add the optional cellular backup if you want texts to reach you when your internet provider is down too, which is common when lines come down.
  • Place a temperature sensor in the fridge or freezer so you know whether food is safe after a long outage.
  • Agree the storm routine in advance: which lights, which doors, and who gets told what.

None of this needs new wiring, and all of it can be done during the remote setup call. If you split time between the city and a cabin or an island place, the same assistant can watch both, so a storm that knocks out power at one of them doesn't go unnoticed.

Remote setup for Seattle homes

After a free video walk-through and a fixed price, we ship a hub configured for your home. You plug it into your router, and on a video call we connect your calendars, email and existing compatible devices, set up texting for each person, and build routines like "storm mode." We also set up a separate network for smart devices; our network and security service explains why. New hardware such as a transfer switch or water shutoff valve can be installed by your own electrician or plumber to our spec, or as a travel install we quote.

Cloud or in-home AI?

Private Cloud, from $4,995, keeps the house running locally on the hub while the AI runs on an open-source model on a private server we operate in a U.S. data center, with no conversation logs. During an internet outage the chat pauses but your rules don't. Private Home, from $24,995, puts the AI on a computer in your house, so it keeps answering even when the internet is out. Our guide to local vs cloud assistants compares them, and second-home monitoring covers cabins and island places.

Common questions

What happens to the system in a windstorm outage?

With a battery backup on the hub and router, your local rules keep running through short outages. When the power drops, the assistant can text you through an optional cellular backup, and when power returns it reports what changed: temperatures, leaks, doors and whether the fridge stayed cold.

Does Private Cloud work if the internet is down?

The home's rules keep running on the hub in your house. Chatting with the assistant pauses until the connection returns. If you want the assistant itself to keep working offline, Private Home runs the AI on a computer in your house.

Do you install in Seattle?

Private Cloud is set up remotely: we ship a pre-configured hub and finish setup over video. Private Home and any devices you want us to install are quoted as a travel install.

How much is it?

Private Cloud starts at $4,995, with a $199-a-month care plan that includes your private AI server. Private Home starts at $24,995 plus travel, with care at $399 a month.
