A house at just under 8,000 feet

Aspen sits along the Roaring Fork River at an elevation just below 8,000 feet, 11 miles west of the Continental Divide. The city had about 7,000 residents at the 2020 census, four ski areas within reach, and, by one study of 44 global ski resorts, the most expensive prime residential real estate of any ski resort per square foot.

The climate is the reason a mountain house needs watching. Aspen's days are often mild, but it has a large swing between day and night temperatures, with very cold winter nights. A house that's empty between ski weeks, or for a whole season, has to keep its heat running every one of those nights, and a failed boiler or a frozen pipe in a vacant house can do serious damage before anyone notices.

What we set up for Aspen homes

  • Leak detection and an automatic shutoff. Water sensors by the boiler, water heater, laundry and under sinks, and an optional valve that closes the main when water is detected.

Built for long gaps between visits

A ski house might be full for a week and empty for a month. The assistant is designed for that: in away mode it stays quiet unless something needs attention, and silence means the house is fine, not that nobody checked. Our second-home monitoring service is the full version of this, and care plans keep the system updated and monitored all season without anyone needing to visit.

How a travel install works

Kotoh Home is based on the East End of Long Island and in Miami. We don't keep an office in Aspen; we come to you. It works in three steps:

  1. Video walk-through. A free call where you show us the house, the network closet and the devices you already have. We agree what the assistant should handle and give you a fixed price.
  2. Install day. We fly in, set up the hub and your private AI, secure the network, connect your accounts and devices, and show everyone in the household how to text it.
  3. Care from a distance. Updates, monitoring and new routines happen remotely under your care plan. If something ever needs hands on site, we quote the trip first.

Travel is billed at cost and quoted with the project, so there are no surprises on the invoice.

Private by design

Every install puts a smart-home hub in your home that runs your devices and routines locally, so they keep working when the internet doesn't. With Private Home, the AI runs on a dedicated computer in the house that you own, and your household details never leave it. With Private Cloud, it runs an open-source model on a private server we operate for you in a U.S. data center, with no conversation logs kept and nothing sent to OpenAI, Google or Amazon; the AI chat pauses during an internet outage while the hub keeps the house running. At altitude, where a storm can take the connection down, Private Home keeps the assistant itself working inside the house. Messages travel through Apple's or Meta's encrypted networks depending on the app you use, and connected accounts like email and calendars stay with their providers. Book a free video walk-through through the form or at hello@kotohhome.com. You'll get a fixed price before any work: Private Cloud from $4,995 or Private Home from $24,995, plus travel at cost. Care plans are $199 a month for Private Cloud, including your private AI server, or $399 for Private Home. We also travel to Jackson Hole.

Common questions

Do you have an office in Aspen?

No. Kotoh Home is based on the East End of Long Island and in Miami. For Aspen and the Roaring Fork Valley we start with a video walk-through, then fly in for install day, and travel is quoted at cost with your project.

Can I warm the house up before we arrive?

Yes. Text the assistant something like "we land Friday at 4" and it can bring the heat up, turn on the snowmelt or heated driveway if you have one, and set the lights for arrival. Routines are agreed in advance, so nothing runs that you haven't approved.

What happens if the heat fails while the house is empty?

Temperature sensors in the coldest rooms text you as soon as they drop below your threshold, well before pipes are at risk, and an optional automatic shutoff valve can close the water main if a pipe does leak. You or your caretaker can act the same day.

Does it work if the internet goes out in a storm?

The hub in the house keeps running your rules and devices locally. With Private Home the assistant keeps working inside the house too; with Private Cloud the chat pauses until the connection returns. An optional cellular backup keeps alerts reaching you.

What does it cost?

Private Cloud starts at $4,995, plus a $199-a-month care plan that includes your private AI server. Private Home, with a dedicated AI computer in the house that works fully offline, starts at $24,995, with care at $399 a month. Estate projects are quoted individually, and travel is quoted at cost.
