For Estate projects in Singapore

We take on Singapore installs as Estate projects: large condominiums, houses, multiple properties or households with live-in staff. We don't have a Singapore office. We start with a video walk-through, design and configure the system, and travel for commissioning.

A climate that never switches off

Singapore has a tropical rainforest climate with no true seasons: temperatures usually range from 23 to 32°C (73 to 90°F) all year, with high humidity and abundant rain. Average annual rainfall is around 2,340 mm (92 in), and relative humidity runs in the high 90s in the early morning, often reaching 100% during prolonged rain. Two monsoon seasons, the Northeast Monsoon from mid-November to early March and the Southwest Monsoon from June to September, bring the wettest and windiest spells.

For a home, the constant moisture is the quiet problem. Closed wardrobes, storerooms, wine rooms and rooms left shut while you travel can stay damp for weeks. We place humidity and temperature sensors where it matters, connect dehumidifiers and air conditioning, and let the assistant run them on a schedule. If a room stays above the level you set, you get a text, and the assistant can tell your helper which room to air.

Heavy rain, fast

Tropical downpours can be intense: Singapore's highest recorded 24-hour rainfall was 512.4 mm (20.2 in) at Paya Lebar on 2 December 1978. Water sensors on balconies, by planters, under sinks and near the water heater, plus an automatic shutoff valve where the plumbing allows, catch leaks and overflows early. A storm routine can close motorized windows and shades with one text.

Condominiums and houses

Because land is scarce, 78.7% of resident households live in high-rise public housing built by the Housing and Development Board, and much private housing is in condominium towers. Our Estate clients are usually in private condominiums or houses. In a condominium, most of what we install is wireless and stays inside the unit; anything that touches common property is cleared with management first. In a house, we cover the whole property, from the gate to the pool equipment.

Built to Singapore standards

Singapore homes use 230-volt, 50 Hz power. Type G sockets are most common, and Type M is used mainly for air conditioners and other high-powered equipment. Z-Wave devices for Singapore use frequencies in the 920 to 923 MHz range, different from US and European devices. We specify equipment made for Singapore. We design, configure and commission the system; where local rules require it, the physical installation and any electrical work are done by a locally licensed installer or electrician to our specification. Work-pass and permit requirements are confirmed before we quote.

Private Cloud uses a private server in a U.S. data center. If your data needs to stay in Singapore, choose Private Home. We don't advise on data protection rules.
